Landlords increase spending on green property upgrades

UK landlords are increasingly investing in environmentally sustainable upgrades to their rental properties, driven by rising energy costs, changing tenant expectations, and evolving regulatory standards. A recent survey highlights that nearly nine out of ten property investors are allocating more funds towards green improvements, reflecting a growing recognition of the importance of energy efficiency and sustainability in the private rented sector.

Growing Focus on Energy Efficiency in Rental Properties

According to Handelsbanken’s fifth annual Property Investor Report, 89% of property investors in the UK have increased their spending on sustainability measures across their portfolios. This survey, which included 200 property investors, landlords, and property management professionals, reveals a clear trend towards prioritising energy efficiency as a key factor in property investment decisions.

Landlords are implementing planned improvements not only to comply with tightening regulations but also to protect the long-term value of their properties and manage future operational costs. Energy efficiency upgrades are seen as essential to meeting tenant demands and maintaining competitiveness in a market where sustainable features are becoming increasingly important.

Tenant Demand for Efficient and Sustainable Homes

Market demand is a significant driver behind the shift towards greener rental properties. Tenants are placing greater emphasis on living in buildings that offer comfort, resilience, and lower running costs. This shift is influencing landlords to consider sustainability as more than just a compliance issue but as a strategic investment to attract and retain tenants.

Handelsbanken’s sustainability lead notes that while regulatory frameworks are tightening to support the UK’s net zero ambitions, it is the market forces—particularly tenant preferences—that are accelerating green upgrades today. This trend underscores the importance for landlords to understand and respond to evolving tenant expectations around sustainability.

Key Sustainability Features Requested by Tenants

The report identifies that the most commonly requested sustainability feature by tenants is an Energy Performance Certificate (EPC) rating of C or above, cited by 66% of respondents. This reflects the growing awareness among renters of the benefits of energy-efficient homes, including lower utility bills and improved comfort.

Other popular green features include electric vehicle charging points (requested by 50%), smart meters or smart home technology (47%), and solar panels (43%). These features not only contribute to reducing carbon footprints but also enhance the appeal and functionality of rental properties in a competitive market.

Willingness to Pay More for Greener Homes

While 68% of landlords believe tenants are willing to pay a premium for greener properties, this figure has decreased from 92% in the previous year’s report. Regional variations exist, with higher proportions of investors in Wales (79%), Scotland (78%), the West Midlands (76%), and London (75%) reporting tenant readiness to pay more for sustainable homes.

Demand for higher EPC ratings is particularly strong in the North East of England (80%), the South West (79%), and London (77%). These regional insights can help landlords and letting agents tailor their sustainability strategies to local market conditions and tenant expectations.

Landlords should consider prioritising energy efficiency and sustainability upgrades as part of their property management and investment strategies. With regulatory standards tightening and tenant preferences shifting towards greener homes, investing in improvements such as insulation, efficient heating systems, and renewable energy technologies may help maintain property values and reduce void periods.

It is also important for landlords and letting agents to stay informed about evolving compliance requirements, including EPC standards, and to communicate the benefits of sustainable features clearly to prospective tenants. Understanding regional market variations can assist in making targeted decisions that align with tenant demand and maximise rental income potential.
