Rents are rising as tenant demand intensifies, with landlords facing increased pressures from new government legislation. Research by Aldermore highlights that two-thirds of renters are paying more than expected, coinciding with the introduction of the Renters’ Rights Act on 1 May 2026.
Tenant demand pushes rents higher
New data from Aldermore reveals that 63% of renters ended up paying more rent than they initially anticipated when securing their current home. Competition for rental properties is also fierce, with 62% reporting more prospective tenants than expected.
Securing a suitable property is challenging for many, with 60% finding it difficult and 55% experiencing a longer search process than anticipated. The average tenancy length has increased to 4.5 years, though nearly a quarter (23%) of renters have moved home within the last year.
Landlords adapting to a changing market
Jon Cooper, director of mortgages at Aldermore, explains that increased regulation is forcing landlords to adapt. He notes that while many renters stay longer in their homes, those moving face a highly competitive market, often needing to pay more or broaden their search area.
Cooper adds: “The operating environment for landlords has become more complex, with increased regulation and economic pressures impacting the availability of rental properties. To support affordability and choice, it is vital to maintain sufficient supply in the private rental sector.”
The research also shows that 41% of renters had to relocate to a different area due to a lack of affordable rental properties where they wanted to live, and 36% moved further from work, family, or support networks.
