West Midlands Landlords: Everything You Need to Know Before 15 December 2026

The government's new property register opens for the West Midlands on 15 December 2026, with a deadline of 14 March 2027 to register every rental property you own in the region. Here's exactly what's changing, what you need to do, and how TLA can handle it for you.

What's actually happening

A new national register for private landlords, rolling out region by region.

The UK government is introducing a mandatory "Register your rental property" service as part of its wider reform of the private rented sector. Every landlord letting a residential property in England will eventually need to register that property on the national database.

Rather than launching everywhere at once, the government is rolling this out region by region between December 2026 and November 2027. The West Midlands is one of the first regions in the country to open, with registration commencing on 15 December 2026 and a deadline to register of 14 March 2027.

Each property registered carries a £65 government fee. Missing your region's deadline carries real consequences for landlords, including for your ability to rely on certain possession grounds, so it's worth having this handled well before 14 March 2027, not left until the last week.

What you need to do

Four things to know before 15 December 2026.

West Midlands questions

Straight answers before your window opens.

Not yet, registration itself only opens on 15 December 2026. What's worth doing now is having your property and tenancy details ready, and joining TLA so you get a reminder the moment your window opens rather than finding out weeks in.
There are real consequences for landlords who miss their region's registration deadline, including for your ability to rely on certain possession grounds later. The safest approach is to register well before 14 March 2027, or let TLA handle it for you on Landlord Plus so there's no risk of it slipping.
Each property follows the commencement date and deadline for the region it's actually located in, not the region you live in. A West Midlands property follows the West Midlands dates above; a property elsewhere follows that region's own schedule.
It's a registration fee per property. On Landlord Plus, TLA pays this fee for you as part of managing the registration on your behalf.
Yes. Every TLA membership includes reminders as your region's registration window approaches, so 15 December 2026 doesn't catch you off guard.
Yes, you can upgrade your membership at any time. If you upgrade before your registration is filed, Landlord Plus's done-for-you filing and full fee payment will apply.
