Why the old template stopped working on 1 May 2026

The Renters’ Rights Act 2025 changed what a private tenancy in England is. You can no longer create an assured shorthold tenancy, and every existing AST became an assured periodic tenancy on 1 May 2026.

That has a direct effect on the paperwork. Fixed terms no longer apply, and the tenancy runs as a periodic tenancy instead.

Most static templates written before 2026 were built around a six or twelve month fixed term, a break clause and a Section 21 exit. Those clauses are now dead weight at best. At worst they mislead your tenant about their rights.

New tenancies also need a written statement of prescribed terms and information given to the tenant before the tenancy is agreed. Failing to give it can lead to a fine of up to £7,000, according to GOV.UK.

What a tenancy agreement generator should actually do

A tenancy agreement generator is only useful if it produces a document that matches the law on the day you use it and fits the property in front of you.

Builds the agreement around your tenancy

You enter the details of the property, the parties, rent and deposit. AI Document Studio builds the assured periodic tenancy agreement from them, rather than leaving you to edit a blank form.

Check the written statement requirements

GOV.UK lists what the written statement for a new tenancy must contain. Check the agreement against that list before you give it to the tenant.

Built for assured periodic tenancies

Agreements are built as assured periodic tenancies, so they are not structured around a fixed term or a Section 21 exit. Review every draft before you use it.

Updates when the rules or your circumstances change

AI Document Studio builds and updates agreements. When a tenant joins or leaves, or a term needs changing by agreement, you update the agreement instead of patching an old Word file.

Sits next to your other notices

The same tool generates statutory notices and creates compliance forms, so your tenancy paperwork comes from one place.

Not sure your current agreement survives the Act?

Upload it to the RRA Compliance Checker. It audits the document, checks Renters’ Rights Act readiness, identifies missing clauses and flags legal risks, then produces a remediation report. New users can run one free RRA Compliance Checker audit following registration. Further audits require membership.

How it works

01

Open AI Document Studio and choose an assured periodic tenancy agreement.

02

Enter the tenancy details – landlord and tenant names, property address, start date, rent and deposit.

03

Review the draft and check it against GOV.UK’s written statement requirements.

04

Give the tenant the agreement and written statement before the tenancy is agreed, and keep a record of when and how you gave it.

05

Then add the tenancy to ORBIT, so start dates and certificates sit on one property timeline with automated alerts.

What else the agreement has to work with

A compliant agreement is one part of a compliant let. Before the tenancy starts you can take a holding deposit of up to one week’s rent and a tenancy deposit of up to five weeks’ rent where annual rent is under £50,000, or six weeks’ at £50,000 or more. The deposit must be protected in a government-approved scheme.

The Renters’ Rights Act also limits rent in advance. Check GOV.UK’s guidance before you ask for any rent before the tenancy starts.

You also cannot accept offers above the advertised rent, and advertised rent must be a specific figure, not a range. These rules sit outside the agreement itself, but a good agreement does not contradict them.

England only

The Renters’ Rights Act changes described here apply to private tenancies in England. Wales uses occupation contracts under the Renting Homes (Wales) Act 2016, and Scotland uses private residential tenancies. Do not use an England assured periodic tenancy agreement for a property in Wales or Scotland.

TLA provides compliance tools, document automation and compliance monitoring. Legal advice is provided separately by appropriately qualified professionals where required. This page is general information, not legal advice.

Frequently asked questions

No. Since 1 May 2026, private tenancies in England run as periodic tenancies and fixed terms no longer apply. GOV.UK warns that a tenant can complain to the council and you could be fined.

No. The Renters’ Rights Act Information Sheet 2026 was for written tenancies that began before 1 May 2026, and GOV.UK requires the exact official PDF. New tenancies need a written statement of terms instead.

Not automatically. Existing ASTs converted to assured periodic tenancies without you doing anything, but old clauses that conflict with the Act will not work. Run the agreement through the RRA Compliance Checker to see what needs fixing.

No. This tool covers assured periodic tenancies in England. Wales and Scotland have their own tenancy law and documents.

Rent increases for assured periodic tenancies go through the statutory section 13 process, at most once a year. GOV.UK says you must follow it even if the tenant has agreed the increase.

Tenants have a statutory right to ask for permission to keep a pet, and you cannot refuse without a fair reason. GOV.UK says you must respond in writing within 28 days. The agreement should reflect that process, not a blanket ban.

All of them. Landlord (£149), Plus (£199) and Premium (£299) annual memberships all include AI Document Studio, ORBIT and the RRA Compliance Checker.
