Buy-to-let demand falls across UK claims estate agent

Buy-to-let demand is declining across the UK, making the market increasingly challenging for small landlords, according to recent research from estate agent emoov. Online searches for “buy-to-let landlord” have dropped significantly in most UK cities, coinciding with the introduction of the Renters’ Rights Act on 1 May 2026.

Buy-to-let market experiences notable decline

Research by emoov reveals a sharp fall in buy-to-let interest, with London seeing a 41.7% decrease in searches, Birmingham 33.3%, and Carlisle experiencing the steepest drop of 59%. Only Cambridge recorded an increase in interest, with searches rising by 23.5% year-on-year. Plymouth followed with a modest decline of just 2.9%.

Changing landscape for small landlords

Nick Neale of emoov explains that the buy-to-let market is evolving as landlords reconsider their positions. He notes that while buy-to-let was traditionally viewed as a sound long-term investment offering rental income and capital growth, recent regulatory changes have made it harder for small-scale landlords to justify holding properties, especially those managing one or two homes alongside other commitments.

Neale emphasises that the market is not disappearing but becoming more strategic. Landlords must now make decisions based on long-term considerations rather than reacting to short-term challenges, whether expanding portfolios, retaining existing properties, or contemplating sales.

Impact of the Renters’ Rights Act

The decline in buy-to-let demand follows the implementation of the Renters’ Rights Act on 1 May 2026, which has introduced new obligations for landlords. This legislative change has contributed to landlords reassessing the viability of their investments, particularly smaller landlords who may find the increased responsibilities more difficult to manage.
