Why compliance got harder on 1 May 2026

The Renters’ Rights Act did not just abolish Section 21. Every assured shorthold tenancy in England became an assured periodic tenancy overnight, fixed terms stopped applying and rent review clauses lost their force. Many agreements drafted before May 2026 contain clauses that no longer work.

On top of that, landlords had to give existing tenants the Renters’ Rights Act Information Sheet 2026 by 31 May 2026. New tenancies need written information about the key terms before the agreement is signed. Rent can only rise through the statutory section 13 process, once a year.

Councils now have stronger enforcement powers, including civil penalties and, for some offences, rent repayment orders. GOV.UK sets out the amounts in its guidance on civil penalties under the Renters’ Rights Act 2025.

A folder of static templates and a spreadsheet of certificate dates cannot keep up with that. You need to know where your gaps are, fix them properly and stay on top of them.

What you get

Fixes, not just warnings

Use the audit findings to update the agreement or prepare the statutory notice you need in AI Document Studio.

One connected record

Certificate dates, tenancy events and alerts sit against each property in ORBIT, so nothing relies on memory.

Less legal risk

Spot outdated fixed-term, rent review and notice clauses before a tenant, a council or a tribunal does.

Every tool in every tier

All three tools are available from £149 per year.

How the three tools work together

The Landlord Association is the AI-powered operating system for UK landlords. The RRA Compliance Checker, AI Document Studio and ORBIT share one workflow: audit, fix, then track.

1. Audit with the RRA Compliance Checker

Upload your tenancy agreements and compliance documents. The checker audits them against Renters’ Rights Act requirements, identifies missing clauses, flags legal risks and produces a remediation report you can act on.

It looks for issues such as fixed-term wording that no longer applies, rent review clauses, references to Section 21 and missing clauses, and sets them out in a remediation report.

2. Fix with AI Document Studio

Use the findings to update the agreement in AI Document Studio. Build tenancy agreements written for assured periodic tenancies, generate statutory notices such as the section 13 rent increase notice, and create compliance forms.

When the law or your circumstances change, update agreements in AI Document Studio rather than starting from a blank template.

3. Track with ORBIT

ORBIT is the connected record you use after the fix. It handles property timeline management, compliance tracking, certificate monitoring and tenancy lifecycle management, with automated alerts before anything lapses.

Property health scoring and portfolio dashboards show where each property stands at a glance. You can also track gas safety, EICR and EPC dates for each property in ORBIT, ready for when PRS database registration opens in your region. ORBIT does not register properties for you.

Start with one agreement

The quickest way to see your exposure is to audit the tenancy you are least sure about. New users can run one free RRA Compliance Checker audit following registration. Further audits require membership.

Built around what the Act actually requires

Tenancy agreement checks

The checker looks for terms that conflict with the new tenancy structure: end dates, break clauses written for fixed terms, tenant notice wording that does not reflect the two-month notice tenants now give, and rent clauses that sidestep section 13.

Written information and the information sheet

For new tenancies, GOV.UK requires written information about the key terms before the tenancy is agreed. Build the agreement in AI Document Studio, and you can record on the ORBIT property timeline when each tenant received it.

Rent increases

Rent increases now run through the statutory section 13 process, no more than once a year. Prepare your section 13 notice and record the new rent date on the ORBIT property timeline.

Certificates and records

ORBIT monitors gas safety, electrical and EPC dates across the portfolio and alerts you before renewals fall due. For landlords with property income in scope, ORBIT also keeps MTD-ready digital records that work alongside HMRC-recognised filing software. ORBIT does not file with HMRC.
