Nottingham confirms permanent letting board ban

Nottingham City Council has secured government approval to make permanent the restrictions on letting boards in several parts of the city. This decision ends years of temporary controls aimed at reducing the visual clutter caused by numerous letting boards in areas with high concentrations of student housing and Houses in Multiple Occupation (HMOs).

Permanent letting board restrictions confirmed

The Secretary of State has agreed that the existing planning rules governing ‘To let’ boards will remain in place indefinitely following a public consultation held last year. These measures require letting boards to be mounted flush to the wall above the front door where possible, with stricter limits on their placement and visibility.

The restrictions apply to neighbourhoods including Hyson Green and Arboretum, Lenton, and Wollaton East and Radford. These areas have experienced repeated displays of letting boards, often with multiple signs appearing along the same streets, which residents have found unsightly.

Addressing letting board clutter

Cllr Jay Hayes, Nottingham City Council’s executive member for housing and planning, welcomed the decision, stating: “This is fantastic news for local communities. These restrictions will make a visible and lasting difference in parts of the city that have been affected for years by the clutter of unmanaged letting boards.”

He added that ensuring neighbourhoods remain clean, attractive, and great places to live is a council priority, and this move helps protect the character of these areas over the long term.

Enforcement and compliance from April

From Monday 13 April, the rules will be fully enforced. Landlords and letting agents operating in the affected areas must remove any boards that do not comply with the guidance and refrain from installing new ones where restrictions apply.

The council has indicated it will take enforcement action against breaches, which may include financial penalties. Residents are encouraged to report unauthorised letting boards to help maintain the standards set by the new rules.

Broader context of letting board bans

Nottingham joins other councils such as Newcastle, Lincoln, and Waltham Forest in implementing bans or strict controls on letting boards. These measures reflect growing concerns about the impact of excessive signage on local streetscapes, particularly in areas with high densities of HMOs and student accommodation.

What this means for landlords

Landlords and letting agents in Nottingham should review their current use of letting boards to ensure compliance with the permanent restrictions. Failure to adhere to the rules may result in enforcement action and financial penalties, making it essential to understand the specific requirements for board placement and visibility.

By complying with these regulations, landlords can contribute to maintaining the character and appeal of their neighbourhoods, which benefits both residents and the rental market in the long term.
