Which information applies depends on the tenancy

Most existing assured tenancies with a written record required the official Information Sheet by 31 May 2026; that deadline has passed. New tenancies and pre-May oral tenancies instead require written key-term information. Where the Information Sheet applies, send the exact PDF as an attachment or printed copy. Failure to provide required written information can lead to a civil penalty of up to £7,000. The effect on possession depends on the tenancy, ground and any transition rules. This service records an email send; it does not establish receipt or legal compliance.

What you get

What's inside the compliance pack.

The service sends the official government Information Sheet where it applies, plus a supplementary TLA tenant guide and a record of the email send. The TLA guide is not a statutory document.

Official government document

Where the Information Sheet requirement applies, the service sends the exact government PDF as an attachment. GOV.UK also permits a printed copy posted or hand-delivered. The required written key terms for new and wholly oral tenancies must be provided separately.

TLA tenant fact sheet

A plain-language guide to Renters' Rights Act 2025 rights and changes — helping tenants understand what applies to them.

Timestamped delivery confirmation

A timestamped send record can help keep your file. It does not by itself prove delivery or receipt, or that the correct information was provided.

Sending the documents is step one. Here's what most landlords miss next.

Under the Renters' Rights Act 2025, a dispute won't hinge on whether you sent the documents. It'll hinge on whether you can prove you did — with a full evidence trail behind it. A timestamped email confirmation is not an audit trail.

Landlords without a proper compliance system risk fines up to £40,000, failed possession claims, and rent repayment orders covering up to two years' rent — not because they did nothing, but because they cannot evidence what they did.

TLA membership provides additional tools and support; review current plan details to see what is included. At £19 per send, two tenancies already exceeds the cost of a full year's membership.

Potential consequences of specific statutory breaches

  • Fines of up to £7,000 for certain breaches. The maximum depends on the specific breach and circumstances.
  • Fines up to £40,000 for specified offences — Banning orders apply only where statutory conditions are met.
  • Rent repayment orders covering up to two years' rent for specified offences committed on or after 1 May 2026; earlier offences may follow different rules. An incomplete file alone does not create an RRO.
  • Possession proceedings are decided by the County Court. Requirements depend on the statutory ground, notice and transition rules.
  • A banning order may be made only where the statutory conditions for a relevant offence are met; incomplete records alone do not trigger one.
