Homes England has initiated the search for a development partner to lead the regeneration of Nottingham’s former Broad Marsh shopping centre, aiming to create a vibrant new city quarter. This project marks a significant step in transforming the city centre with a mixed-use development that combines housing, office space, retail, leisure, and public amenities.
Ambitious vision for Nottingham’s city centre
At the UK Real Estate Investment & Infrastructure Forum (UKREiiF), Homes England unveiled plans for the redevelopment of the Broad Marsh site. The vision is to establish a dynamic, inclusive, and sustainable quarter that offers high-quality homes alongside Grade A office accommodation, retail outlets, leisure facilities, and thoughtfully designed public spaces. The development aims to become a lively destination for residents, businesses, and visitors alike.
Homes England acquired the site in March 2025 to facilitate progress and is currently overseeing demolition works. The agency is working closely with Nottingham City Council and the East Midlands Combined County Authority (EMCCA) under a Collaboration Agreement to ensure the project’s successful delivery.
Partnership working to unlock regeneration
The regeneration is a collaborative effort between Homes England, Nottingham City Council, and EMCCA, reflecting a shared commitment to revitalising the city centre. She added, “We are now focused on securing an experienced Master Development Partner who shares our vision and will work collaboratively with us to deliver a vibrant, mixed-use city quarter that Nottingham can be proud of for generations to come.”
Local leadership and ambition
Claire Ward, Mayor of the East Midlands, highlighted the project’s potential to unlock economic and social benefits: “Broad Marsh is at the heart of Nottingham, and the people of this city have the highest hopes for what its redevelopment will unlock. As Mayor of the East Midlands, my job is to elevate and enable the vision that local leaders have for their place, and to work in partnership to deliver it.”

Nottingham City Council’s Leader, Councillor Neghat Khan, described the regeneration as “one of the UK’s most compelling city-centre regeneration projects.” She noted that the redevelopment will complement recent local achievements such as the new Central Library, a new college campus, and The Green Heart public space.
She said, “We sit at the heart of the UK, geographically and economically, anchoring the East Midlands as a Core City. Nottingham is a place shaped by innovation, fuelled by civic pride, driven by discovery and united through sport. We are a city of legends. But more importantly, we are a city of makers, thinkers and doers.”
Councillor Khan concluded, “Today, we launch a bold new Vision for Nottingham’s future — built on confidence, partnership and delivery. From regeneration and housing, to innovation, skills and culture, Nottingham is turning ambition into action. This is Nottingham’s moment.”
