The Section 21 Notice to Quit (Form 6A) is retained by The Landlord Association (TLA) as a legacy possession notice reference document for eligible members. Section 21 notices cannot be newly served on or after 1 May 2026 under the Renters’ Rights Act framework, so this document should not be used as a current possession route.

This document is for historic, transitional, audit, training or legal-review reference only. It should only be considered where a Section 21 notice was served before the Renters’ Rights Act changes took effect and where the timing, validity, service method and transitional position need to be reviewed.

Purpose & Use Case

This document may be useful where a landlord, letting agent or property manager needs to review historic Section 21 paperwork, understand previous Form 6A notice requirements, or assess whether a no-fault possession notice was prepared or served before the relevant legal change.

It should not be used for newly serving notice after 1 May 2026. Members should instead review the current statutory possession grounds and consider whether a Section 8 notice or another legally appropriate route is required.

When Should It Be Used?

Before taking any action based on historic Section 21 paperwork, members should check the date of service, expiry date, court deadline, deposit position, prescribed information, required documents, service method and any transitional rules affecting the notice.
