Tracker Mortgages Return for Buy-to-Let Landlords
Buy-to-let tracker mortgages are making a comeback as landlords seek flexible options rather than committing to fixed rates. Landbay has introduced five new tracker product transfer deals across its Core and Specialist buy-to-let ranges, all without early repayment charges (ERCs).
These products respond to growing interest from brokers and landlords as expectations around future interest rate movements evolve. The Core range, designed for portfolio landlords and available to individuals and limited companies, includes three two-year tracker deals. These offer loan-to-value (LTV) options of 65% and 75%, with fees ranging from 2% to 3% and rates set at Bank Base Rate (BBR) plus between 1.49% and 2.24%.
Specialist Tracker Deals and Fixed-Rate Options
Landbay has also added two specialist two-year tracker product transfer deals for small Houses in Multiple Occupation (HMOs) and Small Multi-Unit Freehold Blocks (MUFBs), both up to 75% LTV with a 3% fee and rates at BBR plus 1.74%. Earlier this week, Landbay launched Premier Remortgage Automated Valuation Model (AVM) two-year fixed-rate products with fee options of zero, 1%, 3%, and 5%, available up to 75% LTV.
Rob Stanton, Landbay’s sales and distribution director, highlighted the importance of no ERCs, stating this allows landlords to switch products without penalty should market conditions change, preserving flexibility.
Accord Mortgages Introduces Larger Loan Service
Accord Mortgages has launched a dedicated proposition for residential buy-to-let loans of £1 million or more. Brokers receive automatic allocation of a specialist underwriter at the decision-in-principle stage, who remains involved through to completion. This service supports loans up to £5 million at 75% LTV, £2.6 million at 85% LTV, and £1 million at 90% LTV, covering purchases, remortgages, new-builds, loan-to-income boosts, and joint borrower sole proprietor cases.
Jeremy Duncombe, Accord’s managing director, noted that larger loans often involve complex borrower profiles requiring tailored approaches and closer collaboration between brokers and lenders.
CHL Mortgages Launches Light Refurbishment Buy-to-Let Range
CHL Mortgages has unveiled a new buy-to-let range aimed at landlords undertaking non-structural or modernisation works, such as installing new bathrooms, kitchens, windows, doors, rewiring, or converting a C3 dwelling into a C4 HMO. This product offers an alternative to bridging loans by providing a single mortgage term solution, reducing legal fees and offering greater certainty.
Initial mortgage advances are based on pre-works rent and market valuation, with a retention held against the difference between pre- and post-works values. Two-year fixed rates start from 4.40% for single dwellings and 4.50% for HMOs and MUFBs with up to six bedrooms or units. Five-year fixed rates start from 6.11% and 6.21% respectively, with products available to individual and limited company landlords up to 75% LTV.
