The National Residential Landlords Association (NRLA) has launched a new platform, NRLA Living, aimed at supporting portfolio landlords and Build-to-Rent (BtR) operators. This initiative seeks to provide tailored advice, compliance assistance, and market intelligence to meet the evolving demands of the private rented sector amid significant regulatory changes.
NRLA Living: A timely response to sector challenges
The NRLA announced the launch of NRLA Living at the UKREiiF conference, in partnership with real estate advisors Bidwells. The platform is designed to assist landlords managing larger portfolios and institutional investors, recognising their growing role in the UK’s housing market.
Ben Beadle, Chief Executive of the NRLA, emphasised the importance of this development: “The private rented sector is undergoing once-in-a-generation reforms, and the acute shortage of rented homes is creating significant issues for tenants.” He highlighted that while traditional private landlords remain central to the sector, a diverse range of housing providers is essential to meet demand.
Beadle added, “The launch of NRLA Living to support portfolio landlords and institutional investors with NRLA’s sector leading advice, compliance support, market intelligence and a voice that champions responsible landlords of all kinds, comes at a critical moment for the private rented sector, and at a time when the government most needs landlords to have confidence, to help them solve the housing challenges now and in the future.”
Supporting Build-to-Rent and portfolio landlords
According to the NRLA, NRLA Living will help Build-to-Rent landlords manage their portfolios more effectively and optimise operational efficiency. This support is crucial as the sector faces increasing regulatory complexity and operational demands.
Iain Murray, partner and head of operational living at Bidwells, noted the growing significance of institutional-backed residential portfolios in the UK’s housing mix. He said, “Institutional‑backed residential portfolios at scale are becoming increasingly important to the UK’s housing mix, but operators, investors and businesses are facing unprecedented regulatory and operational complexity.”
Murray described NRLA Living as arriving “at exactly the right moment,” providing large-scale landlords, investors, and BtR operators with the clarity, insight, and practical support needed to run efficient, compliant, and resilient portfolios.
He also emphasised the value of high-quality data and informed guidance, stating, “At Bidwells, we see first‑hand how vital high‑quality data and informed guidance are to making confident long‑term investment decisions. Partnering with the NRLA on this new service means we can help accelerate the evolution of the UK’s operational living sector and support the organisations delivering the homes our communities urgently need.”
What this means for landlords
The launch of NRLA Living represents a significant development for portfolio landlords and BtR operators, offering specialised support at a time when the private rented sector is navigating complex reforms. Access to expert advice, compliance assistance, and market intelligence can help landlords maintain confidence and resilience in their operations.
For landlords managing larger portfolios, this platform could streamline compliance processes and provide valuable insights into market trends, helping to optimise property management and investment decisions. The collaboration with Bidwells also suggests a strong emphasis on data-driven guidance, which is increasingly important in today’s regulatory environment.
