Recent research reveals a significant shift in rental demand, with fewer people seeking rooms in London and a growing interest in commuter towns and more affordable locations on the capital’s outskirts. Decline in London Room Rental Demand
Data from SpareRoom shows that demand for rooms to rent in London has dropped by nearly 20% since 2020. The capital’s high rental prices are driving renters to look beyond inner London, where average room rents stand at £978 per month. This decline highlights the pressure on renters who find the capital increasingly unaffordable, even when sharing accommodation.
Commuter Towns Experience Rising Popularity
In contrast, commuter towns outside London are seeing a surge in interest from flatsharers. Waltham Abbey in Essex leads the country with a 113% increase in renter searches, where the average room rent is £784 per month. Other outer London areas such as Hillingdon (+62%), Sudbury (+60%), Enfield (+46%), Ruislip (+40%), and Heston in Hounslow (+39%) are also attracting more flatshare enquiries.
Beyond London’s outskirts, several Home Counties towns are becoming popular due to their affordability and strong rail links into the capital. Hertfordshire’s Baldock (+62%) and Broxbourne (+60%) have seen notable growth, alongside Elstree (+36%), Borehamwood (+32%), and Radlett (+31%). In Surrey, towns such as Walton-on-Thames (+50%), Reigate (+47%), Banstead (+45%), Virginia Water (+43%), and Guildford (GU1 +33%, GU2 +27%) have experienced significant increases in flatsharer interest.
Affordability and Changing Priorities
Matt Hutchinson, director of SpareRoom, explains that the shift away from inner London is driven by affordability concerns and changing lifestyles. “Even for those who are happy to share with housemates, it may be just too expensive to live in the capital today after years of rent rises,” he said. He also highlights the impact of the higher cost of living and the rise of remote working, which allows renters to live further from the city without the burden of daily commuting.
Hutchinson notes a demographic shift among flatsharers: “Younger people are increasingly priced out of the rental market, and people are flatsharing to later in life. The stereotype of the young professional housemates living it up in the city is becoming less recognisable. Priorities are changing.”

For landlords and letting agents, these trends suggest a growing opportunity in commuter towns and outer London areas where demand is rising. Properties in well-connected towns with lower rents may attract a broader tenant base, including those priced out of central London.
