Abolition of Section 21 'No-Fault' Evictions
The bill proposes the elimination of Section 21 evictions, meaning landlords will no longer be able to evict tenants without a valid reason. Instead, landlords must provide a legitimate ground under Section 8 of the Housing Act 1988. This change is designed to offer tenants greater security in their homes.
Introduction of a Private Rented Sector Ombudsman
A new ombudsman will be established to handle disputes between landlords and tenants, aiming to provide fair and impartial resolutions without the need for court proceedings.
Property Portal for Landlords
The bill introduces a digital property portal where landlords must register their properties. This portal will serve as a compliance tool, ensuring landlords meet their legal obligations and providing tenants with necessary information about their landlords.
